Montgomery Plaza

Project involves the renovation and MEP upgrade of an existing 659,000 sq. ft. 8-story Montgomery Ward building originally built in 1928 into a retail/loft condominium/garage multi-use facility. Montgomery Plaza includes six-hundred new aluminum punched windows, painting of the entire exterior façade, aluminum storefront system at the first level retail shops, a 3 ply roofing system, a new fire sprinkler system, a new cooling tower with two new HVAC chillers and associated pumps. The project also includes two new freight elevators, parking at levels two and three including a vehicular and pedestrian bridge at level two. The project includes the high-end finish-out of two-hundred forty-three luxury condominiums in the historic Montgomery Plaza Building. The condominiums consist of forty-five individual configurations. Kitchens consist of maple and cherry wood cabinetry, porcelain floor tiles, granite or glass counters, glass tile backsplashes, dropped wooden ceilings, pendant lighting, and stainless steel appliances. The project also includes the construction of an amenities deck including a swimming pool and lounge.

The Montgomery Ward building was originally built by Byrne in 1928 and renovated by Byrne in 2005. The renovation included new retail space (Starbucks, Radio Shack. Gloria’s etc.) at the street level
